Renting in Kilimani: What to expect

Kilimani is one of Nairobi's most popular neighborhoods for young professionals and expats. It offers a mix of high-rise apartments, quiet leafy streets, and immediate access to restaurants, gyms, and malls like Yaya Centre and Adlife Plaza.

But renting in Kilimani comes with its own set of realities. If you are considering a move to this area, here is what you need to know.

What to expect in rent prices

Kilimani is a premium estate, and the prices reflect that. As of 2023, a standard 1-bedroom apartment typically ranges from KSh 45,000 to KSh 70,000 per month, depending on the exact location and building amenities. A 2-bedroom will usually set you back between KSh 70,000 and KSh 120,000.

Apartments in newer developments with pools, gyms, and 24-hour security will sit at the higher end of that spectrum. Older buildings on the quieter side streets can offer better value if you don't need the amenities.

Pro tip: If you find a 1-bedroom in Kilimani for KSh 25,000, it is likely a very old building, a bedsitter misadvertised, or a scam. Do your due diligence.

Transport and traffic

Living in Kilimani means you are centrally located, but you will also have to deal with Nairobi traffic. Argwings Kodhek Road and Kilimani Road can get heavily congested during rush hour (7:00 AM - 9:00 AM and 5:00 PM - 7:30 PM).

If you work in Westlands or the CBD, a matatu or ride-hailing will get you there in about 15-20 minutes off-peak, but budget 45 minutes during peak times. Walkability is decent during the day, but ride-hailing is recommended at night.
